Owner Representative

Our owner representative collaborates closely with clients, architects, designers, general contractors, and engineers to ensure project outcomes. We establish weekly progress reporting and monthly accounting/bookkeeping procedures to ensure clear communication and transparency for you to review and evaluate the project details. We will deliver it for you!

 

PRECONSTRUCTION SERVICES 

During the preconstruction phase, MCC will be responsible for

  • Pre-construction design and planning 
  • Develop the master schedule     
  • Establish the master project budget      
  • Develop a procurement plan                    
  • Review voice and telecommunications needs      
  • Review equipment and furniture needs
  • Coordinate value engineering/alternates as needed 
  • Review plans and specifications for constructability
  • Support contractor pre-qualification, bid Solicitation, bid analysis and recommendations 
  • Finalize bid publishing        
  • Establish reporting and accounting procedures    
  • Develop cash flow analysis                                                                            
  • Coordinate and track permits 
  • Evaluate specific needs for independent testing

 

CONSTRUCTION SERVICES 

During the construction phase, MCC will be responsible for

  • Establish positive contract relationships  
  • Manage the process of obtaining outstanding permits 
  • Review and revise cash flow analysis and track against budget 
  • Assess the schedule and track it against the base schedule 
  • Assist client with vendor qualification and selection 
  • Manage the procurement of owner-provided furniture, fixtures & equipment (FFE) 
  • Assess quality assurance and quality control and report accordingly 
  • Coordinate Owner/Architect/Contractor (OAC) meetings 
  • Manage vendors working directly for the client and provide field coordination as needed 
  • Complete frequent field inspections 
  • Evaluate contractor and vendor work to ensure compliance with Authority Having Jurisdiction (AHJ)
  • Manage cost change negotiations 
  • Manage and document progress reports, submittals, RFI’s, change orders, invoices and payment  
  • Coordinate owner occupancy schedule 
  • Coordinate start-up and commissioning 
  • Coordinate the punch list process 
  • Coordinate close-out documents including, owner manuals, As-built drawings, warranty documents, lien waivers, and releases 
  • Assist client with move-in requirements 
  • Submit final accounting, invoices, and payment applications 
  • Ensure that all permits are closed
